What is Crawl Space Encapsulation?

 

Crawl space encapsulation is the complete sealing of the area beneath a pier-and-beam home: a heavy-duty vapor barrier across the ground and up the walls, sealed vents and penetrations, and — where the site calls for it — drainage and moisture management so water never collects under the house in the first place. The result is a crawl space that stays dry year-round instead of cycling between swamp and dust bowl.

Real work from a real project — this is what the process looks like:

1. Assess and open up. We remove old skirting and inspect the full crawl space — moisture, grade, framing condition, and how water is reaching the space.

2. Correct the grades. Exterior grades are lowered and re-sloped so surface water moves away from the home instead of under it. Drainage first — always.

3. Excavate for clearance. Soil is removed under the home to restore proper clearance below the joists, giving moisture room to be managed and crews room to work.​​​​​​​​​​​

   4. Seal the space. Vapor barrier across the ground and up the piers and walls, seams sealed,                vents and penetrations closed.

   5. Manage what's left. Where conditions call for it, we integrate crawl space drainage and moisture         control so the system keeps working through every wet season.
